Overview:
Sara Grech Limited has five strategically situated branches and a Head Office.  The branches, situated in St. Paul’s Bay, Sliema and Fgura, are responsible for properties in their regions, the North, Sliema and Southern areas, respectively.  All branches are responsible to cover the Central areas.  Head Office, situated in Sliema, has the business development unit and administrative team.  The following will highlight the different functions of each branch, as well as the operational aspect behind the provision of the various services.

Functions:
Based at Head Office, The Chairperson, Sara Grech, takes care of the strategic direction of the organization.  She identifies opportunities that the company may benefit from and devises plans for growth in the different divisions across the Group.  She also ensures that the different departments set up their objectives to be in line with the company’s mission and values.  Furthermore, she personally heads the Business Development Team.

The Business Development and Marketing team is responsible for:

•    Residential Investments:              
Advising clients on their property portfolio and helping them identify property that will give them the desired return on investment and capital appreciation.  Advice is given on acquisition, rental and disposal of property.
•    Research and Consultancy:         
Specialists in this unit research the appropriate mix of location, plot size, number and size of units and the selling price required for a specific development.  They then advise developers accordingly, ensuring the new development is created in view of prospective customers’ needs, as well as the supply of additional properties available in the marketplace.
•   Valuations and Surveying:           
Properties are professionally surveyed and valued for various reasons including house purchase, sale, insurance, matrimonial, investment or mortgage purposes.  Information can also be provided on renovations, layouts and conversions.
•   Marketing:                                          
Not only is the marketing team responsible for the increase in external brand awareness, but also devises marketing plans for new projects which the Company is advising on.  Furthermore, the marketing team communicates with members of the organization on the various developments the Company is undertaking.
Information gathered from this unit is also utilized to formulate reports on market conditions in the property industry.  The unit also keeps abreast of trends in other financial sectors for comparative analysis.

Sales:
The branches handle residential sales, as well as the sale and rental of commercial property.  All offices have their own Branch Manager, who, supported by his assistant, guides and supports the individual Property Consultants in his/her team.  These teams handle negotiations in residential properties, ranging from apartments to villas, as well as commercial properties such as retail outlets, offices and hotels.  They also handle the transfer of businesses which are for sale due to retirement, diversification or for liquidation purposes.

Rental and Property Management:
The branch is led by the Rental Manager who is based in Sliema. This department is responsible for rental and management of property. Supported by a team of Rental Specialists, they advise customers on rental value, screening of tenants, tenancy agreements and inventory of contents.  They also manage clients’ property portfolios, including rent collection, maintenance, repairs and property inspections.  The management of property is then passed on to administration and the accounts department to ensure that all transactions run smoothly. Administration and Finance:
Led by the Group Administrator, the administration team takes care of the administrative, financial, IT and legal requirements of the Company.  Providing the back-up support and systems to ensure each office runs smoothly, they play a crucial role in coordinating the activities of each office and the group as a whole.  They are responsible for the property inventory, its accuracy and validity. 
They also ensure all contracts are compliant with law, the status of permits, drafting of contracts and keeping members of the company informed of legal developments. Furthermore, they monitor the Company’s results in relation to targets and create financial reports and statistics.
